Ten Tips to Start 2011 Off Right!

The 2011 selling season is right around the corner. Let's get the new year off to a great start by providing sellers with basic information they will need to get their home ready.

Here are 10 tips sellers must have when preparing their home for market.

1. Improve the landscaping: Curb appeal is crucial for a good first impression. Make sure the lawn is immaculate.
   
2. Clean the outside: A sloppy exterior will make buyers think the home owner has slacked off on interior maintenance. Be sure to clean the gutters and pressure wash the siding.
   
3. Make repairs: In a buyer’s market, the home must be in the best condition possible. Take care of repairs big and small.
   
4. Make the front door inviting: Paint the front door using a contrasting color from the rest of the house. Replace faded house numbers so the buyers can see them from the curb.
   
5. Buy a new welcome mat: Invite potential buyers into the home.
   
6. Remove clutter and depersonalize: Buyers want to envision their belongings in the home. Clean up by renting a storage unit for knickknacks, photos, extra furniture and other personal items.
   
7. Organize closets and drawers: Messy closets give the appearance the home doesn't have enough storage space.
   
8. Make every surface shine: From ceiling fans to floors and everything in between, the home should sparkle.
   
9. Use neutral colors: We must appeal to a broad range of buyers.
   
10. Eliminate bad odors: Hide the litter box and spray air neutralizer throughout the home. When showing the home, fill it with inviting smells by putting out fresh flowers and baking a batch of cookies.
