Realtors I work with as part of their team tell their sellers: Curb appeal, staging and pricing it right equal a sale. This may not be the magic answer sellers are looking for, but it is the answer that works.

Even with this simple answer, there are still many sellers who want to do less work and still over price their homes. In today’s market this can not and will not work! Sellers need to be educated to become smart about today's market and what they need to do to sell their home.

CURB APPEAL

Let's start at the very beginning where most buyers will begin their home search, online. This means the exterior and interior of the home must be in top shape before it is put on the market. Assume your seller's home makes the cut and is included in properties the potential buyers want to see in person. If the potential buyer's interest is not captured the minute they pull up to the house, the sale is lost.

STAGING

Once the exterior passes muster, the sellers must WOW the potential buyer with the interior of the home. This is where staging is a must. Sellers must do everything in their power to WOW the buyer with the interior of the home.

PRICING MUST BE RIGHT

Reasonably priced listings are more likely to get reasonable offers from reasonable buyers. The longer the house is on the market, the more money is being lost every month. The property will become stale or stagnant. Overpriced listings do not get as many showings. Fewer showings equal fewer offers.
